Assessment of Deliverability/Developability: Large greenfield site near Ecton.. It is situated on the eastern edge of Northampton between the town and the conservation area village of Ecton. The site is located outside the West Northamptonshire area and is in the Borough of Wellingborough, but has been included in this assessment as the site abuts the existing built up area of Northampton. Small track designated as county wildlife site within the site as well as small area of woodland on the eastern boundary. Adjacent scheduled ancient monument and woodland to the north. The County Highway Authority consider there will be a moderate impact on the highway network but do not consider access will be a problem. The Highways agency consider that there will be a high impact on the Strategic Road network if this site were to come forward. The site is suitable* subject to appropriate mitigation measures being undertaken.

may constrain development. So the SHLAA, as evidence based technical work, has not sought to apply policy
considerations such as settlement hierarchy to the assessment of sites. The asterisk is to highlight this
and to indicate that some greenfield sites may eventually not be suitable because of the application of
policy considerations. Also it may be the case that certain settlements may not be considered suitable for
development. These are factors that the relevant planning authorities will have to consider as part of the
Local Development Framework.
