Assessment of Deliverability/Developability: This site is more than two-thirds greenfield and less than a third previously developed site located between and adjacent Northampton and Great Houghton. Constraints to development include part of the site falling within a conservation area to the east, and part of the site to north is within a historic landfill site. Existing access. An overhead electricity cable was also sighted. The site is available for development as it appears to be in single ownership and is actively promoted. The site is considered suitable*, available and achievable.
