Assessment of Deliverability/Developability: This is a greenfield site between Little Houghton and Great Houghton, a small part of which falls within the Conservation Area to the west. Ridge and Furrow also affects a large part of the site. The Highways Authority consider that it would have a major impact the highway network. Site was identified during the SHLAA process but is not actively promoted. Therefore could be unavailable and suitability depends on highway mitigation measures being undertaken.
Constraints to Delivery: Availability and highway mitigation measures could be constraints to development.

may constrain development. So the SHLAA, as evidence based technical work, has not sought to apply policy
considerations such as settlement hierarchy to the assessment of sites. The asterisk is to highlight this
and to indicate that some greenfield sites may eventually not be suitable because of the application of
policy considerations. Also it may be the case that certain settlements may not be considered suitable for
development. These are factors that the relevant planning authorities will have to consider as part of the
Local Development Framework.
