Assessment of Deliverability/Developability: This site is more than two-thirds greenfield with less than a third previously developed site adjacent the south eastern side of Northampton. Identified constraints include FRZ 3, which traverses the middle of the site. There are pockets of woodland and sites of archaeological significance as well as mineral consultation areas. There are no identified environmental constraints. NCC Highways consider that whilst access is possible within site limits, there would be a major impact on the county road system. Also there are capacity implications and the overall impact on the network would need examining. Highways Agency considers the impact on the SRN will be high (A45). The site is available for development, as it is actively promoted. The site is suitable*, subject to appropriate mitigation measures being undertaken. The dwelling figures for this site are included within site references SNC267 and SNC269.
