Key:
- Site Name: The name of the site or area by which it is known.
- Local Authority: Relevant Local Authority into which each site is located.
- Settlement: The local area in which the site is located.
- Ward: The ward in which each site in Northampton is located. Ward information has
not been applied to other settlements.
- Site Reference: Each site has a unique reference number to distinguish it from others.
This identifies the site on the relevent plan.
- Plan Reference: Each site is located on a plan that has been given a unique number.
- Assessment of Deliverability/Developability: The consideration of the site and its
potential for development, taking account of its suitability, availability and achievability.
- Constraints to Delivery: An assessment of the constraints and whether they could
be overcome.
- Units Retained/Potential/Discarded: The number of dwellings that could be accommodated
on each site is identified as either Retained – considered to be deliverable/developable;
or have Potential for development should constraints be overcome; or have been considered
undevelopable and therefore Discarded.
- Suitable*: Many greenfield sites on the edge and outside settlements have been deemed suitable with
an asterisk attached. The Government document "Strategic Housing Land Availability Assessments – Practical Guidance"
which sets out the approach that SHLAAs should follow states that except for clear cut designations such as Sites
of Special Scientific Interest, the scope of the assessment should not be narrowed down by existing policies which
may constrain development. So the SHLAA, as evidence based technical work, has not sought to apply policy
considerations such as settlement hierarchy to the assessment of sites. The asterisk is to highlight this
and to indicate that some greenfield sites may eventually not be suitable because of the application of
policy considerations. Also it may be the case that certain settlements may not be considered suitable for
development. These are factors that the relevant planning authorities will have to consider as part of the
Local Development Framework.
